Coral Springs – Are you ready to buy a home?

There has never been a better time than right now. Prices are low and interest rates are at all time lows. The first thing to do is to find an experienced agent like me to work with you to find the perfect place. Together we will define what you want in a home and select homes to look at that meet your specific needs.

My suggestion – make a list of what you want in a home and prioritize in order of  importance. The top two or three should be those things that are non-negotiable –must haves.  The rest are things that you would like to have.

Things to consider -

What kind of property would you like to own?

Consider your lifestyle -

  • Maybe you travel for work and don’t have time for lawns and pools. Maybe you want a big yard or a barn for horses.
  • Do you want a single family home, townhouse, condo?
  • Do you want a gated community?
  • What schools do you prefer?
  • Do you want a newer home?
  • A waterfront home?
  • Do you want a home that is move-in ready or one that needs your special touch?

South Florida offers lots of options.

I have worked with many buyers over the years. Together we create a vision of the perfect home….And find it!!! Together we can find your dream home.

Short Sales

Everyone listens to the news, reads the papers, and hears the ads telling buyers that they can buy million dollar properties for as little as $100.00. Common sense tells us that there is little, if any, truth to this and that there might be one of those deals out there but it is like looking for the proverbial needle in a haystack.

Many buyers contact me telling me that they want to buy a short sale or a foreclosure with dollar signs in their eyes, commercials playing in their heads, and the desire to buy a home at a rock bottom price but after experiencing the reality of the short sale process they often come the realization that it is not all it is cracked up to be.

Many agents paint a rosy picture of the short sale property but are unaware of what is in store for both them and their clients. Short sales can be a good deal but the process often takes several months and the final price often ends up being the same as a property that is priced well to begin with. If you have the luxury of time, a place to live while you wait, and tons of patience, then a short sale property might be for you but know how deep the pool is before you dive in.

I try to educate my buyers about the short sale process before they even look at those properties and fall in love with one of them because often they will wait months only to find out that the short sale will not be approved by the bank or that the bank has decided to take another offer. Short sales are nearly always multiple offer situations and yours may be one among many so there are no guarantees. Even with an experienced short sale negotiator time and patience are necessities.

Many of my clients come to the realization that they are not willing to wait weeks or months just to find that they did not get the property and have to begin the search again. It can be very frustrating especially if you are trying to plan for other things like new schools for the kids, the logistics of moving, selling or renting an existing home, and family events.

If you are considering purchasing a short sale property know the pitfalls, understand the time involved in waiting, and gather a lifetime worth of patience

Are you Ready to Build the Home of your Dreams?

There are two primary approaches that you can take:

The land is selected for a specific house design. Choose the perfect land location then design a custom home for that specific lot or the house is designed to fit on the land. Purchase blueprints or design plans for the home you want to build, Then find a suitable lot for the construction of that home. Both options require knowledge and due diligence.

External factors which may affect location are airports, water treatment plants, super highways or future development in the area, among others. The land quality is also extremely important. Special tests must be performed to ensure that the land area is suitable for the footprint of your new home. Other considerations include drainage, access to utilities and government restrictions.

There are many Key considerations before you purchase any property for construction, whether it be raw land or a tear down property. Whether you are starting a new home from scratch, buying a tear down property with big plans for the future, or buying a home which needs minor work, you will find my special knowledge of home construction a valuable resource.

Let me guide you through any construction projects and coordinate all aspects of creating your dream home. Let’s build your dream together.

Together we can build your dream.

Home Purchase As-Is Contract

I have had a few opportunities to represent Buyer’s on properties that are listed in the MLS but the Seller’s are basically representing themselves. In those instances the Realtor for the Buyer ends up a negotiator as well as a counselor to some degree.

In a recent transaction I represented a foreign buyer who is a novice at buying property in the US and, as a result, faced many questions with regard to the process and the paperwork. He was under the impression that the seller is obligated to make repairs to a property based on inspections.

I explained the process of negotiating repairs and set about negotiating with the seller on the repairs that the buyer was asking him to make. The seller’s comment to me was that it is an As-Is sale and was wondering why he would be asked to make any repairs.

I explained the fact that if he was not willing to make repairs that the buyer would probably cancel the contract and that for a very small amount of money it would be to his advantage to negotiate the repairs. We were able to come to a meeting of the minds that all parties were comfortable with and moved forward on the As-Is contract.

Selling Your Home – Tips

Are you thinking of selling your home?

Is your home a diamond or a diamond in the rough?

A strong listing agent  knows how to help a seller prepare their home for sale.

The top two things to remember- remove the clutter and clean everything.

Every seller should take a look at their own home pretending to be a Buyer. It is hard to do. Schedule an appointment to “tour” your home with me, instead. Together we will lookat the first impression your home makes. Let’s walk in the front door and look at everything as a prospect. What stands out?  Does the paint need touch up?  We’ll make a list as we go, attention to the small details will lead to a higher offer

Kitchens and baths sell homes so we’ll make sure that they are ready to show. Buyers love it when a property looks like a model home.

There are at least fifty inexpensive little things that will make your home shine and stand out above the competition.

The right realtor, like me, who knows the importance of staging, will mean real dollars in your pocket at the closing table.

You don’t have a second chance to make a first impression.

A little polish makes a diamond shine.

Polish your diamond, make it shine, and make it SOLD.
